Tips for Staging a Home for Less

Good home staging can make a big difference in how quickly your home sells and it can even affect the price that it goes for. But if you don’t have a lot of money to spend, then hiring a professional stager may be out of reach. And if you are staging your home yourself, you might not know where to start.

So, to help you out, we have put together some budget-friendly ideas to help you stage your home for less.

Get your realtor involved.
Real estate agents may not be professional home stagers, but if they have been in the industry for any length of time, they know which principles to follow. And because your real estate agent wants to help you sell your home as soon as possible and for the best price possible, they will be more than willing to offer their expertise.

Slip cover old furniture.
Perhaps some of your furniture has seen better days, but you don’t want to rent or buy new furniture for the purpose of staging. Many of today’s ready-made slip covers for sofas and chairs look incredibly chic and modern. They can freshen up worn-out furniture or neutralize outdated and busy patterns.

Add an accent wall.
Most people realize that the wall should be painted a neutral shade for the best results when selling a home. But a pop of colour in the right place can highlight some key architectural features. For example, does your home have a beautiful bay window that gets lost in all the neutral? With just a quart of paint, you can create an accent wall to help make it stand out.

Raise the roof.
If you are selling an older home that has low 8-foot ceilings, try adding vertical lines to help make the room look taller. This can be done by adding tall 6-foot branches to a narrow vase or by using long draperies.

Bed in a bag.
If you need to give the bedroom a bit of an update, you can purchase a bed in a bag ensemble at a fairly low cost. And if you have a little sewing skill, you can use the matching sheets as curtains – since no one is going to see underneath the duvet anyway.

Easy bathroom update
Bathroom renovations can be expensive, but the good news is that you don’t have to do a full renovation to make a bathroom look like new. Consider just painting the cabinets and adding some new hardware. Add a new shower curtain to the mix and it will feel like your bathroom had an instant facelift!

Don’t forget the lighting
Changing the light bulbs is one of the least expensive changes that you can make but it can make a big difference. Change out cooler hues for warmer, more flattering hues to help your home make its best impression.
